Seller’s Secret Weapon: Using Concessions to Win Big in the Real Estate Market

by Don & Susie Karstedt

When selling a home, concessions aren’t just a necessary tradeoff—they are a powerful tool sellers can deploy to shape negotiations and achieve optimal outcomes. Rather than seeing concessions as something reluctantly given up, savvy sellers and their agents know that targeted concessions, used wisely, can attract buyers, speed up your sale, and even maximize your net proceeds in challenging market conditions.

Concessions: A Seller’s Advantage

Concessions allow the seller to address buyer concerns, differentiate their property, and close deals that might otherwise stall. These incentives can range from covering part of the buyer’s closing costs, offering home warranties, to including appliances or making repairs. Instead of weakening your position, they can make your listing more attractive and give you an edge, especially in competitive or slower markets.

“Well-placed concessions function like a seller’s toolkit—giving buyers what they need to feel comfortable moving forward, without necessarily reducing your asking price.”

Why the Right Agent Matters

Not all concessions are created equal, and not every buyer values them the same way. The skill lies in picking the right concession for each transaction, and this is where a knowledgeable real estate agent is essential. A top agent will:

  • Analyze your target buyer: Are they short on cash? First-time homebuyers? Downsizing retirees?

  • Assess market trends: What concessions are common or most valued right now in your area?

  • Structure offers effectively: Ensure that any concessions you offer serve your goals, from boosting inbound interest to closing quickly without unnecessary costs.

  • Navigate regulatory limits: There are legal and lender-specific maximums for seller concessions; your agent must structure the deal to stay compliant.

“The best agents know how to leverage concessions, tailoring them to maximize your home’s appeal without giving away unnecessary value.”

I’ve seen more than a few situations where the buyer’s agent requested closing cost credits from my seller, but the amount exceeded what the buyer was actually able to use. The unused portion was then returned to my seller. In some cases, this has been thousands of dollars—money the buyer likely needed and was counting on. In one recent case, by knowing these restrictions we saved my seller a substantial amount at closing.

Examples of Seller-Driven Concessions

  • Closing Cost Credits: Attract buyers looking to lower upfront costs, often used in first-time buyer scenarios.

  • Repairs or Upgrades: Address issues upfront, reassuring buyers and removing barriers to a sale.

  • Home Warranty: Peace of mind for buyers, especially in older homes, but low cost for you.

  • Rate Buydowns: Help buyers afford monthly payments with a lower mortgage rate.

  • Flexible Terms: Such as later closing dates or early occupancy, tailored to buyers’ needs without reducing price.

Strategic Use: Not One-Size-Fits-All

Before offering concessions, sellers should consult a real estate agent who understands the local market and buyer psychology. The ideal concession is one that provides maximum perceived value to the buyer while minimizing actual cost or inconvenience to the seller. Some buyers may prefer a price reduction over closing cost help; others may want personal property included. Your agent’s expertise is crucial for identifying and presenting the right mix.

Key Takeaways

  • Concessions are a strategic seller’s tool, not just a tradeoff.

  • A knowledgeable real estate agent is vital for leveraging concessions effectively.

  • Every transaction is unique: The right concession depends on the buyer, the market, and the property.

  • Thoughtful negotiation can help you close faster—and for more money—while meeting buyer needs.

If you’re preparing to sell, be sure to consult an experienced local real estate agent to discuss which concessions will add the most value to your transaction and help you achieve your goals.
